PERMITS & DIY DISPOSAL
Here’s what Charleston asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.
Yes, as published. The City issues demolition permits through its Permit Center, with proof that utilities are disconnected and a final inspection. No size exemption for a small shed was found. Call 843-577-5550.

Only a little. City trash takes up to 90 gallons of a homeowner's own building debris per collection, and nothing from a hired contractor's work. A whole shed is more than that.

Bees Ferry Landfill and Convenience Center (Charleston County). No drop-off fee is listed for residents at County convenience centers, which the County's solid waste user fee funds ($150 a year per single-family home, on the property tax bill). The landfill lists municipal solid waste at $100 a ton.

Others here: LoadUp shows $94 to $1,559 for a shed in Charleston County. Good Junk lists about $95 for a single item and $400 to $650 a truckload; College HUNKS shows $99 to $699.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗
The City's demolition permit covers complete or partial demolition. The application needs proof that water, sewer, gas and electric service to the building are disconnected, plus an erosion control certification, and a BAR or DRB application if the property is in a designated district. A final inspection checks that utilities were properly terminated and the site is cleared and graded. If a building has an uncapped sewer or stormwater connection, the owner must post a $500 cash bond until it is capped.

The City's demolition guidance says SC Department of Environmental Services notification may be needed if asbestos-containing materials will be removed. SCDES says demolition of a private home with four or fewer units is exempt unless, for example, it is part of a larger commercial or public project or was used for non-residential purposes. Questions go to the SCDES Asbestos Section at 803-898-4289.

Before digging out anchors, piers or a slab, call 811 or submit a locate request through SC811 so buried utilities can be marked.
Only a small amount. City code says the City won't collect lumber, roofing, bricks and similar material from a contractor's work. Building debris a homeowner generates is collected only up to 90 gallons per trash collection, and the City's flyer says construction materials over 90 gallons (about 3 by 4 by 1 feet) shouldn't go to the curb. Small personal construction materials and wood or metal scrap can go out with weekly trash.

If you’d rather haul it yourself, sort the load first: clean wood, metal, roofing, concrete and household contents often go to different places or cost different amounts. Call ahead before hiring a trailer. What can be recycled ↗

Fees: No drop-off fee is listed for residents at County convenience centers, which the County's solid waste user fee funds ($150 a year per single-family home, on the property tax bill). The landfill lists municipal solid waste at $100 a ton.

No City franchise or hauler permit for construction and demolition debris was found. City code makes the owner or contractor arrange collection and disposal of demolition debris, or, if they haul it themselves, take it to a state-permitted landfill, and either can be asked for proof. The City's demolition guidance says a South Carolina contractor license isn't required for demolition, but a City of Charleston business license is.

Charleston County's Bees Ferry Landfill does not accept construction and demolition waste from private or commercial haulers. The County convenience centers take C&D debris only from residents in their own vehicles. A hired crew has to use a private or out-of-county site, such as the Berkeley County Landfill in Moncks Corner, which lists a C&D rate.

Not every Charleston mailing address is inside city limits. The Permit Center asks you to confirm your address on the City's GIS map before applying, and points to Charleston County and Berkeley County GIS for addresses outside the City. In outer West Ashley, Johns Island, Daniel Island and Cainhoy, City trash is collected by Trident Waste, not City crews.

Demolition fees are based on the total contract price. Every permit has a $40 application fee. A job of $1,000 or less pays only that fee. From $1,001 to $50,000, the permit fee is $15 for the first $1,000 plus $5 for each additional $1,000, and a plan review fee of half the permit fee can apply.
