PERMITS & DIY DISPOSAL
Here’s what Irvine asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.
Not confirmed for small sheds. Irvine's demolition permit asks for an AQMD asbestos notice and a waste bond; its 120 sq ft shed exemption is written for building, not teardown. Call (949) 724-6313.

No. WM's free bulky pickups exclude construction and demolition debris under the city's contract. Book a removal company or a roll-off bin for shed debris.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗
Irvine takes demolition permit applications online through IrvineReady!. The city lists three documents: a building permit application, an e-signature disclosure and a Waste Management Bond. Staff check the submittal in one to three business days and email a link to pay fees. Separately, Irvine exempts one-story detached tool and storage sheds of 120 square feet or less on a single-family lot from permits, but that list is about building; the city doesn't say whether tearing down a small shed needs a demolition permit. Ask at (949) 724-6313.

Irvine's C&D ordinance (07-18) requires demolition projects to file a waste management plan. Residential projects must recycle 75% of concrete and asphalt and 65% of other debris. The refundable bond is $1.00 per square foot, capped at $50,000, and comes back after you file a final report with proof of diversion. The city's assessment form notes that projects with small debris volumes may be exempted, so ask the Recycle Hotline (949-724-7669) about a shed.

Irvine's demolition page says South Coast AQMD Rule 1403 governs asbestos in all demolition, and state law requires proof of your AQMD demolition notification before the city issues a permit. For building demolition, AQMD requires a full survey by a Cal/OSHA Certified Asbestos Consultant. The owner-occupant exemption covers renovation you do yourself, not demolition. Ask AQMD at (909) 396-2336 how this applies to a small shed.

No. WM, Irvine's residential hauler, gives each home up to four free bulk pickups a year, each with up to four large items or 20 bags, booked 48 hours ahead. But the city's contract with WM says bulky items don't include construction and demolition debris, or anything two people can't safely load. WM's Irvine page also lists construction waste as not accepted in carts. Temporary bins for construction projects can come from any hauler.

Irvine's C&D ordinance makes every construction and demolition job, including small ones that need no waste plan, subject to the code's rule on using City-authorized solid waste haulers. The City's C&D page says contractors must pick bin service from its approved list of franchise haulers; Waste Management holds the exclusive franchise in village commercial areas and other companies hold non-exclusive agreements. Self-hauling needs a City self-hauler permit and covers only waste from the self-hauler's own premises. The code bars self-hauling as a commercial business and says a self-hauler may not hire any outside company except a franchisee. No exception for a contractor hauling debris from its own demolition work was found in the code. So a removal company like Shed Gone that isn't on the City's hauler list does not appear to be allowed to haul shed debris in Irvine. Separately, the City's hauler page says temporary bins for construction or cleanups 'can be acquired from any hauler regardless of business location.' Questions: solidwaste@cityofirvine.org or the Recycle Hotline, 949-724-7669.

The city says most Irvine neighborhoods are run by homeowner associations that review changes to homes, from paint colors to landscaping. City staff don't advise on or enforce HOA rules. If your shed sits on HOA-reviewed property, ask the association whether removing it or changing the yard afterward needs its sign-off.
Frank R. Bowerman Landfill sits inside Irvine, but it's commercial-only, with no public disposal. Homeowners hauling their own debris go to Prima Deshecha in San Juan Capistrano or Olinda Alpha in Brea, the only two county landfills open to the public. Both want proof the waste came from Orange County.

Shed floors and skids are often pressure-treated lumber. Orange County's landfill fee page says Prima Deshecha accepts treated wood waste, while Olinda Alpha stopped taking it on January 1, 2021. Keep treated pieces separate so they don't get a load turned away.

Get a shed removal quote ↗A small empty resin shed and a large timber shed on a concrete slab are different jobs, so we don’t publish one number. The price depends on the shed’s size and material, what’s inside, what it sits on, and the route from the shed to the truck.
Start a quote from photos ↗EA Junk Removal publishes an Irvine shed teardown price of $400 to $1,200 by shed size, disposal included, plus $200 to $400 to remove the concrete pad. LoadUp shows a $94 to $1,559 range and sets the price at booking. Junk Solution's minimum junk pickup is $155, but it quotes shed demolition on site. Alpha One and 911 Junk CA quote each job. None of these prices says it covers an Irvine demolition permit or the city's waste bond.
