PERMITS & DIY DISPOSAL
Here’s what Simi Valley asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.
Yes, as written. Simi Valley's code requires a permit to demolish any building or structure; its 120-square-foot shed exemption covers building permits only. Confirm with Building & Safety, (805) 583-6723.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗
Simi Valley's building code says no building or structure may be removed or demolished without a separate permit from the Building Official. The exemption for one-story tool and storage sheds of 120 square feet or less, 14 feet or less tall and without electrical, mechanical or plumbing work is listed as a building permit exemption; the code doesn't say it covers demolition. Permits are applied for through the City's online portal. No demolition fee amount is published on the pages reviewed.

Even for work exempt from a building permit, the code says separate plumbing, electrical and mechanical permits are still required. If the shed has a circuit, a gas line or water, plan on an electrical or plumbing permit to disconnect it. The City auto-issues some residential electrical permits online.

The Ventura County Air Pollution Control District says a building must be surveyed for asbestos to get a demolition permit, and Rule 62.7 requires notice for any demolition where asbestos is present. For homes with four or fewer units, there's no 10-day wait or fee, but the notice must arrive before work starts. Owner-occupants working on their own single-unit home are exempt. Asbestos is likely in buildings built before 1979.

Not a shed. Residents get two free bulky pickups a year with up to four items each; call WM at (805) 522-9400. WM's franchise agreement counts some untreated scrap wood, up to one cubic yard per pickup, as bulky waste, but excludes construction and demolition waste and anything one person can't handle with a lift.

WM is Simi Valley's only franchised hauler, and the code makes it unlawful for anyone else to collect franchised materials for hire. Ordinance No. 1362 (2025) added enforcement against unauthorized haulers. A licensed primary contractor may haul demolition debris from a lot when hired by the owner for demolition or construction, but any subcontracted hauling must go through WM, and an owner may not hire a contractor just for clean-up and hauling to get around the franchise. Owners and occupants may haul their own waste now and then. WM's franchise agreement likewise excludes demolition debris removed by a licensed construction or demolition company with its own equipment and employees as part of a total service. Questions: Environmental Division, (805) 583-6420 or environmentalcompliance@simivalley.org.

Building & Safety requires a Waste Management Plan for the demolition of any structure that needs a permit, approved before the permit issues. The plan must recycle 100% of asphalt and concrete and at least 65% of other demolition debris by weight, and all subcontracted hauling must be done by WM. Keep weight receipts; the inspector checks them at final.
Clear old paint, pesticides, pool chemicals and propane out of the shed first. Simi Valley residents can book a curbside household hazardous waste pickup at no extra cost through WM's At Your Door service, (800) 449-7587.
