PERMITS & DIY DISPOSAL
Here’s what Miami asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.
Yes. The Florida Building Code requires a permit to demolish any structure and lists no shed exemption. In Miami, a licensed contractor applies for the demolition permit.

No. Miami's bulky trash and Mini Dump both refuse construction and demolition debris, including roofing, metal fences and patio decks.

Others here: LoadUp shows $94 to $1,559 for a shed in Miami-Dade. College HUNKS lists $99 to $699 junk loads. XS Trash and Battle's quote from photos.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗
Section 105.1 of the Florida Building Code requires a permit to move or demolish a building or structure. Its list of work exempt from permits (105.2) covers only some gas, mechanical and plumbing work, with no size cutoff for sheds. The City's demolition permit page says only a qualified licensed contractor may apply, and a homeowner can't apply directly.

The application needs a site survey by a certified surveyor, no more than six months old, plus the tree survey. Applications go through the City's iBuild portal, and the upfront fee is based on the size of the project. The 2026 fee schedule sets a $110 minimum permit fee and a $40 non-refundable application fee on every permit; it lists no separate demolition line.

The City says all utilities, including electrical service, water and gas, must be disconnected before demolition starts. Electrical and plumbing permits go only to licensed contractors, so a shed circuit should be cut off by an electrician. Digging out piers or anchor posts counts as digging: contact Sunshine 811 first.
No. City bulky trash comes once a week and takes household furniture, electronics, appliances and clean yard trash, with items bundled no longer than 3 feet and no heavier than 50 pounds. The City's Do's and Don'ts list puts construction and demolition debris, such as roofing, metal fences and patio decks, on the don't list, along with paint. Questions go to Solid Waste at 305-960-2801 or 311.

Miami's City Code makes it unlawful for anyone to collect, remove or transport any solid waste for compensation from any location in the city without a nonexclusive franchise from the City, and unlawful to use a commercial collector without one (Sec. 22-6(e), (f)). The code defines that franchise as service to commercial and non-residential properties, and defines construction and demolition debris to include lumber and roofing from tearing down a structure. The City's Non-Exclusive Franchise Commercial Haulers list names eight companies, four of them roll-off haulers; none of the shed removal companies listed here is on it. Separately, Miami-Dade County requires a General Hauler permit for anyone removing, collecting or transporting solid waste over public streets, in cities as well as unincorporated areas. Neither source says whether a crew hauling one shed from a house needs the City franchise. The City rule covers hauling for pay; neither source addresses an owner hauling their own shed debris.

Miami-Dade's 13 Trash and Recycling Centers take up to 3 cubic yards of construction debris a day, but only from residents of unincorporated Miami-Dade and ten listed cities. The City of Miami isn't one of them, so City residents use the City's Mini Dump or a private transfer station instead.
Miami-Dade County Neighborhood Trash and Recycling Centers ↗
The City's Mini Dump at 1290 NW 20th Street takes bulky items, appliances and yard trash from City residents with one proof of residency. It allows one pickup-truck load a day and turns away commercial trucks and contractor loads. Roofing, metal fencing and other construction debris are on its refused list, so it suits old furniture and yard waste from the shed, not the shed itself.
Miami-Dade builds sheds for hurricane winds. The County's shed permit checklist asks for a Notice of Acceptance on prefab sheds and compliance with Florida Building Code wind load. That usually means ground anchors, straps or slab bolts, which have to come out along with the walls and roof.
Miami's demolition permit asks for a tree survey showing every tree on site, with tree protection drawn around each one on the demolition plan. If roots have grown under the shed or a limb hangs over it, plan for that before teardown. The City's Environmental Resources office is at 305-416-1416.
Tell us whether the shed has power. A licensed electrician should disconnect and make the circuit safe before teardown. Say which items stay, and whether the slab or footings go too.
Get a shed removal quote ↗A small empty resin shed and a large timber shed on a concrete slab are different jobs, so we don’t publish one number. The price depends on the shed’s size and material, what’s inside, what it sits on, and the route from the shed to the truck.
Start a quote from photos ↗Only LoadUp publishes a shed price for Miami: $94 to $1,559 in Miami-Dade, set when you book. College HUNKS shows $99 to $699 for general junk loads, not sheds. XS Trash and Battle's quote each shed from photos or a visit. None of these prices says it includes a demolition permit.
The shed page gives a $94 to $1,559 range for Miami-Dade County. The real price is shown when you book online, and it's lower for a shed that's already taken apart. Its national shed page says removal typically starts around $1,555; its local pages say an already-disassembled shed costs less.
These are the other companies’ own advertised prices, checked October 9, 2026. They are not our prices and not a citywide average.
When you compare quotes, ask for one written total that covers dismantling, hauling, disposal fees and cleanup, and ask whether the contents, the floor and the slab or footings are included. What shed removal costs ↗

Both require a hard hat, safety shoes and a safety vest. Neither fee is published, so call before you load up.

Not automatically. XS Trash says slab or foundation removal isn't included in a shed job and may be quoted separately once thickness, rebar and access are checked. Ask any crew whether the slab, pavers or anchors are in the price.
Usually not for a single home. Florida DEP says the federal asbestos rule excludes isolated residential buildings with four or fewer dwelling units. Old cement-board siding or roofing still deserves care, so ask the crew how they handle it.
Many addresses that say Miami are in unincorporated Miami-Dade or another city, with a different building department and trash service. The City says that if your property folio number begins with 01, the property is in the City of Miami.
