PERMITS & DIY DISPOSAL
Here’s what Orlando asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.
Yes. Orlando requires a demolition permit to knock down any existing structure. The fee starts at $60 for up to 1,000 square feet, and owners pulling their own permit post a $1,000 deposit.

Partly. The City takes two hand-loadable large items free on yard waste day, and its $100 dumpster-bag pickup takes construction materials. Call 407.246.2314 before setting out shed lumber.

Orange County Landfill. Construction and demolition debris $42.70 a ton; garbage $56.40 a ton; asbestos $185 a ton; $10 minimum (rates effective October 1, 2026). Uncovered loads are charged double.

Others here: Junk Removal Rangers publishes $300 to $500 for small wood sheds and $500 to $900 for larger ones. LoadUp shows $94 to $1,559 in Orange County. Others quote each job.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗
The permit is issued only to property owners and licensed general, building or demolition contractors. The application must be signed by the owner and contractor and notarized, then emailed to digitalpermits@orlando.gov. You upload a scaled demolition site plan and a narrative that covers working hours, how the structure comes down, dust control, and how debris, slabs and foundations will be removed. The City sends the plans to the utilities for sign-off, which can take up to 20 business days, and requires a pre-demolition and a final inspection. Questions go to Permitting Services, 407.246.2271.

The City's residential fee schedule, effective January 2026, sets the demolition permit fee at $60 for the first 1,000 square feet of floor area, plus $3.50 for each additional 1,000. A $100 sewer disconnect fee may apply. An owner who pulls the permit without a contractor also posts a $1,000 cash deposit or damage bond.

Orlando has six historic preservation districts: Downtown, Lake Cherokee, Lake Copeland, Lake Eola Heights, Lake Lawsona and Colonialtown South. Demolitions there go through major review: a required pre-application meeting (407.246.2172), a $250 application, the Historic Preservation Board and final approval by City Council, before you apply for permits. The minor-review list, which has no fee, includes small accessory structures under 100 square feet, but the City doesn't say whether removing one counts as minor.

The City requires electrical and plumbing permits for all electrical and plumbing work on a shed, including lights and outlets. Since July 1, 2026, state law lets single-family owners skip a building permit for work under $7,500 if they file an exemption request, but electrical, plumbing, structural work and properties in a flood hazard area never qualify. The City doesn't say whether a teardown can use it. Contact Sunshine 811 before pulling posts or piers.

Some of it, with limits. On yard waste day the City picks up two large items for free if they can be loaded into the truck by hand; heavier items need a claw truck at a cost the City sets per job. The City's trash page says this includes construction and demolition materials, but the detailed page lists only appliances, furniture and similar items, so call 407.246.2314 first. For a full shed, the City picks up a filled dumpster bag for $100 (it takes construction materials, not yard waste or paint) or rents 20- and 30-yard roll-off dumpsters priced by the ton.

Orlando's code says all solid waste in the City is collected by the City or its agents, licensees and franchisees, and no other person may collect or haul it. The exceptions include owners who haul their own construction and demolition debris and holders of a City roll-off franchise. The Solid Waste Division goes further: it says all removal of project debris, including C&D and concrete, must be handled by an approved roll-off hauler, and unapproved companies face code violations and fines. None of the companies listed on this page is on the City's 25-name approved list. The City doesn't say whether this covers a crew that hauls a torn-down shed in a truck rather than a roll-off container; call Solid Waste at 407.246.2314.

The City warns that an address that says Orlando may be in unincorporated Orange County or another nearby city. Check the City's address map first: inside city limits, City Permitting Services and City Solid Waste apply; outside, Orange County's permit and trash rules do.
The City runs no drop-off site for building debris. Orange County's rate table lists construction and demolition debris, including wood and broken concrete, as accepted only at the Orange County Landfill on Young Pine Road. The Porter and McLeod Road transfer stations take household garbage but not C&D.
The City bans hazardous waste from its roll-off dumpsters and dumpster bags and sends residents to Orange County. The County takes household paint, pesticides, pool chemicals and propane tanks free at the Orange County Landfill and the Porter Transfer Station, Monday to Saturday, 8 a.m. to 5 p.m., up to 25 gallons of paint and chemicals per vehicle.

The Orange County Landfill at 5901 Young Pine Road takes construction and demolition debris for $42.70 a ton, with a $10 minimum, under rates effective October 1, 2026. It's open to non-account customers Monday to Saturday, 8 a.m. to 5 p.m. Cover the load: uncovered loads pay double. Trucks and trailers under 30 feet can use the small vehicle area, where you unload by hand.
A demolition permit in Orlando requires a Rodent Control Certificate from a pest-control operator certified by the State of Florida. Sheds often hide rats, so book that visit early. If trees must come out to reach the shed, you also need a Tree Removal Permit.
CMC Recycling at 3000 Gamson Rd. in Apopka buys scrap metal from the public, Monday to Friday, 8 a.m. to 4 p.m. Sellers must be 18 or older with a valid ID. It does not take hazardous waste, including asbestos.
Usually not for a house lot. The City's demolition requirements ask for a state asbestos notice only for commercial buildings or residential projects of four or more units, and point to Orange County Environmental Protection at 407.836.1400. If old siding or shingles do contain asbestos, the County landfill takes it by appointment, packed to state and County rules, at $185 a ton.
