PERMITS & DIY DISPOSAL
Here’s what Poinciana asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.
Yes. Osceola County lists demolition of a structure as needing a permit ($150 residential fee). Polk County requires one to demolish any structure regardless of size ($40 for accessory buildings).

No. Osceola's weekly bulk pickup excludes construction materials, and Polk's monthly furniture and appliance pickup takes no construction debris. Poinciana has no city trash service of its own.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗
Osceola County's permit page lists 'Demolition of structure' among residential work that needs a permit. The County's fee table effective October 2, 2026 (Resolution 26-135R) sets 'Demolition of Residential Building or Structure' at $150, plus a 2.5% state surcharge ($4 minimum) and a 3% technology fee. The County doesn't publish a separate checklist for tearing down a shed. Call Community Development at (407) 742-0200.

Polk County lists 'Construction or demolition of any building or structure regardless of size' as work needing a permit. Its fee resolution charges $40 for 'Demolition, accessory buildings'. The only shed-size exemption Polk publishes is for building a reach-in storage closet (5 feet high, 50 square feet, 250 cubic feet, no power or plumbing), not for tearing one down. Call (863) 534-6080 and ask for a plans examiner.

Osceola County's notice on the 2026 HB 803 permit exemption says it never covers structural or electrical work, so a wired shed still needs a permit. Polk says separate electrical permits may be needed even when a building permit isn't. Before pulling posts or piers, contact Sunshine 811.

No, on either side of the county line. Osceola County's Waste Management crews take up to 3 cubic yards of bulk items a week, such as chairs, tables and couches, but the County says bulk waste does not include construction materials. Polk County collects furniture and appliances once a month and says no construction debris will be collected; for non-conforming items it points residents to its list of local commercial haulers.

Poinciana is not a city. It's an unincorporated community split between Osceola and Polk counties, so the county your lot sits in sets the permit, trash and hauling rules. Village 1 (with Cypress Woods and Stepping Stone) and Villages 2, 5 and 9 are in Osceola County; Villages 3, 4, 6, 7 and 8 and Solivita are in Polk County. Your property tax bill or county property appraiser record shows which.

Osceola County Code Sec. 19-7(a) says curbside customers 'shall contract with a commercial franchise holder for the removal of C&D', unless they haul it to a permitted disposal site in their own vehicle. Sec. 19-21 requires a county commercial franchise to collect or transport commercial solid waste, which for that article includes C&D; it exempts a developer or builder hauling C&D from its own job site with its own equipment and employees. The code doesn't say whether a shed removal crew counts as that builder. On the Polk side, Sec. 11-41 requires a commercial franchise for commercial collection but exempts 'a builder or contractor when collecting and transporting construction and demolition debris from their own job site'.

Osceola County's only drop-off in Kissimmee, the Bass Road Yard Waste Disposal Facility, turns away loads with construction and demolition materials, furniture or household trash, and points residents to the St. Cloud Transfer Station. It does take household chemicals from residents, so old paint or pesticides from a shed can go there, weekdays 7 a.m. to 3 p.m.
Tell us whether the shed has power. A licensed electrician should disconnect and make the circuit safe before teardown. Say which items stay, and whether the slab or footings go too.

Maybe. The Association of Poinciana Villages says anything done to the outside of a home needs a permit from its design control board, except landscaping, and lists sheds as an example. It doesn't say whether removing one counts. Call the board at 863-427-0900 ext. 609. Solivita left the APV in 2011, so ask its own association.
