PERMITS & DIY DISPOSAL
Here’s what Cincinnati asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.
Yes, for most sheds. City code requires a permit to demolish a structure but excepts sheds up to 100 sq ft and 8 ft tall in a rear yard. Wrecking fees start at $108.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗
Building code §1101-17 makes it unlawful to demolish a structure without a permit from the Director of Buildings and Inspections. Its exceptions include storage sheds no bigger than 100 square feet and no higher than eight feet, in the rear yard of a one-, two- or three-family home. The 2026 wrecking fee is $108 for up to 1,000 square feet, plus a $49 residential processing fee and surcharges of 3%, 1%, 1% and a 1% state fee. A wrecking permit is valid 120 days. Work without a required permit adds an investigation fee equal to the permit fee. Permit Center: 513-352-3271.

The City requires every contractor working in Cincinnati to hold a current City registration, and won't issue permits until all contractors are registered; demolition contractors must follow these rules. The owner of a one-, two- or three-family home is exempt when doing the work personally and living there for at least a year after.

The City's demolition handout says structures with asbestos must be evaluated by the Southwest Ohio Air Quality Agency (513-946-7777), which needs at least 10 days' notice before demolition starts. Ohio EPA says a home with four or fewer units is not a 'facility' under its emission rules, but its licensing rules apply whenever more than 50 square feet of regulated asbestos is disturbed. Older sheds can have asbestos siding or roofing.

No. The Department of Public Services won't collect construction debris, including nominal lumber like 2x4s, concrete items, windows or siding, in regular or bulk collection, and tells residents to contact a City-registered waste hauler. City code lists construction, renovation and demolition debris as unacceptable waste, and setting it out is a Class C civil offense. Bulk pickup takes up to five large household items by appointment through 311.

Since October 2020, City code makes it unlawful to collect and dispose of commercial construction and demolition debris in Cincinnati without a franchise agreement with the City, and the Office of Environment & Sustainability says this includes demolition contractors. The code counts as commercial waste the debris from demolishing a structure regulated by the Ohio Building Code, and from building a new home regulated by the Residential Code of Ohio. Tearing down a shed at a one- to three-family home isn't named either way. The City lists about two dozen franchise holders, including Rumpke, Republic, H. Hafner & Sons and Driveway Dumpsters. Separately, waste hauled on City streets must ride in closed vehicles.

Cincinnati has 28 local historic districts and 57 individual landmarks. Demolition on those properties needs a certificate of appropriateness from the Historic Conservation Office, even when the work is exempt from a building permit. Staff-level approvals cost $158.55; cases that go to the Historic Conservation Board cost $658.55. To demolish a building in a district, the owner must show the Board it qualifies, for example as a non-contributing building. Urban Conservator: 513-352-4848.

Sewer laterals must be capped with a mechanical tight seal cap and staked. The handout is written for buildings; how much of it Buildings & Inspections applies to a shed is not stated.

The building code's exceptions name storage sheds up to 100 square feet and 8 feet high that sit in the rear yard of a one- to three-family home. Bigger sheds, sheds elsewhere on the lot, and any shed on a historic property need City review.
