SHED REMOVAL IN MIDDLETOWN

We take it down.
We haul it away.

How it works ↗

Shed removal is all we do. Wood, metal or resin, falling apart or still standing, we take your Middletown shed apart and leave the space clean.

  • Taking the shed apart: roof, walls, doors and floor
  • The stuff inside, if you want it gone too
  • Loading, haul-away and disposal, with metal and clean wood recycled where it’s accepted
  • The slab, gravel pad or footings, if you want them out
  • Sweeping and raking the spot clean

We check what Middletown requires for your shed before any work starts, and any power to the shed must be disconnected by a licensed electrician before removal day. The local rules are below.

01

Send a photo.

Show us the shed and the way out, and add your Middletown ZIP code. No payment, and it isn’t a booking.

02

Get our price.

We look at your photos and send our price, what it includes and the dates we have.

03

We haul it away.

We confirm a date, take the shed down, load every piece and leave the spot clean.

PERMITS & DIY DISPOSAL

Doing it yourself, or just checking the rules?

Here’s what Middletown asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.

Middletown rules at a glance

Demolition permit

Yes. City code requires a demolition permit before a building comes down. The fee follows the City's valuation table: $60 for work valued at $1,000 or less. Questions: 513-425-7973.

City pickup

No. Rumpke's large-item pickup for Middletown excludes bricks, concrete and building materials, so shed lumber and roofing don't go to the curb.

Haul it yourself

Montgomery County Transfer and Recycling Facility. C&D disposal is listed at $60 a ton plus fees for all counties. Trash from out-of-county residents runs $55 a ton plus a $4.75 Ohio EPA fee and a county general fee; $5 minimum. Card payments carry a 2.3% fee.

What it costs

Shed Gone: a price from your photos, with teardown, haul-away and cleanup included.

Others here: LoadUp shows $94 to $1,559 for a shed in Butler County. Larry's Junk Removal says its average job starts at $99; the others quote by photo, phone or on site.

Do I need a permit?Middletown demolition rules, utilities and property checks.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗

01

A teardown needs a demolition permit

Section 1406.02 says no owner or agent may demolish a building without a demolition permit, and no section exempts small sheds. The fee is based on the estimated cost: $60 for $1,000 or less, then $8 per $1,000 above that. It's at least $115 if the City must inspect a water or sewer disconnect. Whoever does the work needs $100,000 of liability insurance, which the Chief Building Official may waive when the shed sits far from the property lines. Email the form to BZPermits@cityofmiddletown.org or bring it to One Donham Plaza, 3rd floor; fees are due when you submit.

02

Utilities must be capped first

City code says all service utility connections must be discontinued and capped under the utility's rules, and the demolition form makes the applicant certify it. Middletown licenses the contractors who work on electric, plumbing, water and sewer lines, so have a licensed electrician cut and cap a shed circuit. Ohio's residential code also requires approval to remove an electrical, gas or plumbing system.

Can I dispose of it myself?City pickup rules, drop-off options and fees for shed debris.

Will Middletown pick up shed debris?

No. Middletown contracts with Rumpke for weekly trash at $21 a month, which includes one large item per week, but large-item pickup excludes bricks, concrete and building materials. Cans and bags are capped at 33 gallons and 70 pounds. Brush is taken if cut to 4 feet, tied in 2-foot bundles and kept under 70 pounds, but that rule covers yard waste, not lumber.

Drop-off and recycling options

If you’d rather haul it yourself, sort the load first: clean wood, metal, roofing, concrete and household contents often go to different places or cost different amounts. Call ahead before hiring a trailer. What can be recycled ↗

Montgomery County Transfer and Recycling Facility

1001 Encrete Lane, Moraine, OH 45439

The Montgomery County Solid Waste District's transfer and recycling facility takes trash, appliances and construction and demolition debris from Montgomery and nearby counties, with rates set by the county you live in.

Before you go: Bring proof of residency. All truck and trailer loads must be fully tarped. Open Monday to Friday 6 a.m. to 7 p.m. and Saturday 8 a.m. to 3 p.m.; gates close on time. Call 937-225-4999.

Before you go: Rumpke lists hours as Monday to Friday 8 a.m. to 3:45 p.m.; the City says it also takes items on Saturday for a fee. Call 513-867-8661 before hauling shed debris.

Cohen Recycling (Verity Parkway drive-thru)

3120 Verity Pkwy., Middletown, OH 45044

Fees: No fee to drop off metal; it pays by weight. Prices change often and some items carry a processing fee.

What else should I know in Middletown?Local notes, and the photos that set the price.

Butler County has no public C&D drop-off on its list

The county's recycling district lists drop boxes, tire events and hazardous waste programs, but no landfill or drop-off for construction debris. Paint and chemicals from the shed go to its household hazardous waste program. The City's trash page lists a drop-off at 175 Westheimer Drive in Monroe on Thursdays, 2 to 7 p.m., from mid-July through October. District hotline: (513) 887-3653.

Photos that explain the job.

  • The whole shed, with the roof, doors and rough dimensions
  • What it sits on: slab, gravel, pavers, skids or blocks
  • The route out: gates, steps, slopes and the narrowest gap
  • Anything stored inside, and any wiring, lights or a water line

Tell us whether the shed has power. A licensed electrician should disconnect and make the circuit safe before teardown. Say which items stay, and whether the slab or footings go too.

COMMON QUESTIONS

A few more answers.

How much does shed removal cost in Middletown?

Shed Gone prices each shed from your photos, with teardown, haul-away and cleanup included. Among other companies, LoadUp shows $94 to $1,559 for a shed in Butler County, lower if it's already taken apart. Larry's Junk Removal says its average job starts at $99 and that labor, disposal and taxes are in the quote. HaulAway Pro prices each shed by size, material and whether the slab goes too.

Where can I take shed debris myself?

The Montgomery County transfer facility in Moraine lists construction debris at $60 a ton plus fees for any county and asks for proof of residency. Trucks must be fully tarped. Rumpke's landfill on Struble Road takes construction and demolition debris and scrap lumber but posts no drop-off price, so call (800) 828-8171.

Where does a metal shed go?

Cohen Recycling runs a public drive-thru scrap yard at 3120 Verity Parkway, open weekdays 9 a.m. to 3 p.m. It weighs your metal and pays you; bring a valid photo ID. Prices change often, so call (513) 425-6911 first.

Can the concrete pad come out too?

Ask when you get a price. HaulAway Pro says it removes the pad or anchors if you want, and Larry's says to tell them about a pad so they can plan for it. If the slab was tied into a water or sewer line, the permit minimum rises to $115 for the disconnect inspection.

Who calls 811 before posts or footings are dug out?

Whoever digs. Ohio law puts it on the person doing the excavation to notify OHIO811 at least two working days ahead, not counting the day you call.

Do I need a permit for a new shed?

Yes. Middletown's Building Inspections page lists sheds among projects that need a permit. The code sets $60 for an accessory building under 400 square feet, plus a $50 plan review fee and a 1% state surcharge.
