PERMITS & DIY DISPOSAL
Here’s what San Antonio asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.
No, if the shed is under 300 sq ft; IB 106 exempts it. Larger sheds need a demolition permit ($86.30 for a home). In a historic district, check with Historic Preservation first.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗
San Antonio's demolition bulletin (IB 106, revised October 2026) says demolition permits are not required for detached residential sheds and similar accessory structures under 300 square feet. A bigger shed needs its own demolition permit; each building removed is a separate application. The FY 2027 fee schedule lists a residential demolition permit at $86.30, and OHP charges a $50 non-commercial demolition review fee. A homeowner can apply for a single-story structure with proof of ownership. Call Development Services at 210-207-1111.

For a shed that needs a permit, CPS Energy must confirm electric and gas service is disconnected before the permit is issued, and a CPS service removal can take 30 to 45 business days. OHP reviews every demolition application, which can take up to a month. The application also needs a site plan, photos of all four sides, a tree affidavit and a 6-foot security fence around the work area.

San Antonio says only state-licensed contractors can get electrical permits, so a shed circuit should be disconnected by a licensed electrician. Pulling posts or piers counts as digging: Texas law requires an 811 request at least two business days ahead, even in your own backyard.

Texas DSHS says one private residence is not subject to the federal asbestos rules, and no notice is required. San Antonio's demolition bulletin asks for an asbestos survey only for commercial buildings. Old cement-board siding or roof panels are still worth checking before they're broken up.

Not at the curb. Curbside bulky collection refuses construction or demolition material, roofing and concrete, and a pile with the wrong material can bring a fine of up to $2,000 a day plus a collection fee. City solid waste customers can take up to 1 cubic yard of construction material and lumber per visit to one of the four Bulky Waste Collection Centers, free with a recent CPS Energy bill and photo ID. Boards longer than 10 feet, concrete and loads from commercial haulers are refused.

San Antonio does not give one company the right to haul construction debris. Instead, anyone hauling commercial solid waste in the city needs a Commercial Solid Waste Hauler Vehicle Permit for each vehicle: $150 a year for a vehicle of 6,999 lbs. or less and $2,250 for 7,000 lbs. or more. The application lets haulers list construction and demolition as a material they handle. The page doesn't say whether a crew hauling a homeowner's shed debris counts as commercial hauling; call Solid Waste at 210-207-6420.

In a historic district or on a landmark, the Office of Historic Preservation says all exterior changes need a Certificate of Appropriateness, including work in rear yards that can't be seen from the street. That applies even where no building permit is needed. Look up your address on OHP's Explorer Map and ask your district's case manager before the shed comes down. A COA for an existing single-family home has no fee, but work started without one carries a $500 post-work fee.

When a demolition permit is needed, San Antonio's deconstruction rules cover rear accessory structures such as garages and carriage houses built on or before December 31, 1945, or on or before 1960 in a historic or conservation district. Those must be dismantled by a certified deconstruction contractor so materials can be salvaged, with forms filed with OHP before and after.

Old paint, oil and garden chemicals from the shed can't go in bulky pickup or the bulky drop-off centers. The City's disposal guide sends them to the HHW Drop-Off Center or an HHW mobile event.

Tell us whether the shed has power. A licensed electrician should disconnect and make the circuit safe before teardown. Say which items stay, and whether the slab or footings go too.
Get a shed removal quote ↗A small empty resin shed and a large timber shed on a concrete slab are different jobs, so we don’t publish one number. The price depends on the shed’s size and material, what’s inside, what it sits on, and the route from the shed to the truck.
Start a quote from photos ↗LoadUp is the only company here that publishes a shed price: $94 to $1,559, set when you book. College HUNKS shows general junk loads from $99 to $699, and Junk Haulers says its rates start at $99 for small jobs; neither is a shed price. The other companies quote each job. None of these prices says it includes a San Antonio demolition permit.
The shed page gives a $94 to $1,559 range; the real price is shown when you book online and depends on size, condition, type and permit requirements.
These are the other companies’ own advertised prices, checked October 12, 2026. They are not our prices and not a citywide average.
When you compare quotes, ask for one written total that covers dismantling, hauling, disposal fees and cleanup, and ask whether the contents, the floor and the slab or footings are included. What shed removal costs ↗
Shed removal is what we do, and we think we’re the best at it. Still, it’s your shed and your yard. If you’d like to compare, here are other companies whose own websites advertise shed removal in San Antonio. Give them a call. We’re confident you’ll come back to us.
