PERMITS & DIY DISPOSAL
Here’s what Virginia Beach asks for before a shed comes down, what city pickup will take, and where you can drop off the debris yourself.
Yes, as written. The City says demolition or removal of a structure needs a permit and publishes no shed exception or demolition fee. Call Permits & Inspections at 757-385-4211.
Yes, for small sheds. Bulky pickup takes a taken-apart wood, metal or plastic shed up to 9×12 feet (108 sq ft), with no concrete, glass, loose shingles or hardware.
Virginia Beach Landfill & Resource Recovery Center. Free for residents' household waste and Resource Recovery Center materials. The City code sets $54 a ton ($15 minimum) for other waste.

Others here: Dumped Co. lists $650 to $1,000 for a small demolition job and LoadUp shows $94 to $1,559 for shed haul-away. The others quote each job.

The requirements depend on the structure, the work and the property’s jurisdiction. These are the official starting points for checking your job. Confirm with the building office before teardown day. How shed demolition permits work ↗
Permits & Inspections says demolition or removal of a structure requires a permit. Its building list names sheds only when they're over 256 square feet, which matches the state code's exemption for one-story storage sheds of 256 square feet or less. That exemption is written for the shed itself, and neither the City nor the state says tearing down a small shed is exempt. The residential fee sheet lists no demolition fee; it adds a 2% state levy and a $10 technology fee to every permit.

The City's demolition application has a box for an accessory structure and asks for the cost of demolition. For demolition of structures, it lists disconnect paperwork from Dominion (Virginia Power), Virginia Natural Gas, water, phone and cable, a capped sewer lateral and water line, the septic tank, and an asbestos report or exemption certificate. The form marks that list for structures in general and doesn't say how much of it applies to a backyard shed with no utilities.

Contact Virginia 811 three days before digging out footings, piers or a slab. The service is free.
Yes, for a small shed that's already taken apart. Residents with City curbside service can book a bulky pickup online or at 757-385-4650 at least three days before their trash day. The shed can be up to 9 by 12 feet and 108 square feet, made of wood, metal or plastic, with no concrete, glass, loose shingles or hardware. Set it out after 5 p.m. the night before, with 3 feet of clearance and not under power lines. Building and renovation materials, concrete, doors and wood pallets aren't eligible, and you clean up any small debris left behind.
If you’d rather haul it yourself, sort the load first: clean wood, metal, roofing, concrete and household contents often go to different places or cost different amounts. Call ahead before hiring a trailer. What can be recycled ↗
1989 Jake Sears Road, Virginia Beach, VA
City residents only, in a residential vehicle. The landfill takes household waste but not heavy construction and demolition rubble, creosote-treated wood or friable asbestos. The Resource Recovery Center takes clean concrete, brick and stone without steel, ferrous metal and aluminum, and household hazardous waste such as paint.
Fees: Free for residents' household waste and Resource Recovery Center materials. The City code sets $54 a ton ($15 minimum) for other waste.
Before you go: Open Tuesday to Saturday, 7 a.m. to 4:30 p.m. Bring a Virginia driver's license with your City address, or a photo ID plus a recent utility bill. No ladder racks, business signs, cargo vans, or trailers over 10 feet or with a dump bed. You lift items into the containers yourself. Phone 757-385-1980.

Virginia Beach gives no company exclusive rights to haul construction or demolition debris, and it no longer licenses private collectors: the code section that required a collector permit was deleted in 1996. What remains is a City disposal permit, $25 a year per vehicle, for any business that dumps at a City disposal area. The City landfill now lets in only residential vehicles, so in practice crews haul to private or SPSA sites. The code says building debris from demolition is removed by the owner or the contractor.

The Landfill & Resource Recovery Center on Jake Sears Road is open to Virginia Beach residents with proof of address, Tuesday to Saturday. It turns away vehicles with ladder racks, work equipment or business signs, cargo and panel vans, and trailers over 10 feet or with a dump bed. Everything goes over the side of a container by hand, so bring help. The landfill refuses heavy construction and demolition rubble and creosote-treated wood.

The City points residents with materials it can't take to the Hampton Roads Recovery Center, a private construction and demolition debris landfill run by Waste Connections at 1613 Centerville Turnpike. Its web page doesn't publish a fee for this site, so call 757-420-0128 before loading a trailer of shed lumber.

Tell us whether the shed has power. A licensed electrician should disconnect and make the circuit safe before teardown. Say which items stay, and whether the slab or footings go too.
Get a shed removal quote ↗A small empty resin shed and a large timber shed on a concrete slab are different jobs, so we don’t publish one number. The price depends on the shed’s size and material, what’s inside, what it sits on, and the route from the shed to the truck.
Start a quote from photos ↗Two companies publish prices that cover Virginia Beach sheds. Dumped Co. lists demolition jobs, sheds included, at $650 to $1,000 for a small job, $1,000 to $2,000 for a medium one and $2,000 or more for a large one, with slab break-up quoted on site. LoadUp shows $94 to $1,559 for shed haul-away, set when you book. College HUNKS gives $150 to $750 as an average for general junk jobs, not sheds. Hill Will, B&F Junk Removal and Haul Gone quote each job. None says its price includes a City demolition permit.

These are the other companies’ own advertised prices, checked October 15, 2026. They are not our prices and not a citywide average.
When you compare quotes, ask for one written total that covers dismantling, hauling, disposal fees and cleanup, and ask whether the contents, the floor and the slab or footings are included. What shed removal costs ↗

Virginia Beach residents can drop clean concrete, brick and stone free at the City's Resource Recovery Center, as long as there's no steel reinforcement in it; the City crushes it for reuse. Probably not at a house. State law exempts single-family homes and buildings with four or fewer units from the pre-demolition asbestos inspection rule, unless the work is for commercial or public development.
